Dallas Part II…and the end (thank God) of Movember

So here I am at Clover Point breaking it down for you in terms of determining which of these two listings described in the video is a better value. Most reasonable people would say that my listing at 1244 Dallas represents a better deal as it is listed for about $90 000 less, is on a larger lot, is way more updated, (new paint, floors, countertops, light fixtures, etc) and also the suite, which would rent out for around $1200 and is legal, is vacant. This gives you the option of renting it out or keeping it for your own use.
It’s a spacious two bedroom that was made as part of a conversion to make this home a legal non conforming duplex. What does that mean? Basically, that the suite is legal and you wouldn’t have the City of Victoria demanding that you shut down the suite.
The other listing at 1308 Dallas Rd is priced at $1 079 000 and currently is a triplex. It could be rezoned and rebuilt or renovated to create three strata units that a new owner could sell, rent or live in one with a combination of selling/renting the others. Or, you could buy it and keep renting out some parts of it. This would be a great project as other newer units have gone for around $1 000 000 on Dallas Rd recently. This might be the desire of a developer who is astute and has had some experience in doing character conversions-there’s def a market for new product right on Dallas Road.
However it’s definately not as nice as the one I have listed and that’s why I’m saying that without question, 1244 Dallas is a better opportunity, especially if you are looking for a residence on Dallas Rd.
In fact, 1244 Dallas could also be renovated and re-zoned as well as the lot size falls into the required size for what the City requires for creation of new strata units. However, both of these homes would require considerable investment on behalf of a new owner to do what I’ve just described.
Again, that’s why I think 1244 Dallas at 998k vs. 1308 Dallas at 1.079k is a better buy. Dallas vs. Dallas

So this is just a little intro for those of you who may not be familiar with the drive from along Ross Bay on the Victoria BC waterfront towards Clover Point and Dallas Rd. This is one of the most beautiful stretches of waterfront in the Capital area and perhaps one of the longest where there are no actual residences on the waterfront. Meaning that the public as well as homeowners and tenants can enjoy the amazing views, the constantly changing conditions and more often than not, an unparalled vista towards the south that includes the Salish Sea (Strait of Juan de Fuca) and the stunning Olympic Mountains in Washington.
At the very end of the video I tried to focus in on the two places that I refer to in the video. The one with the red roof is my listing at 1244 Dallas Rd and about five houses to the east is the triplex at 1308 Dallas Rd, incorrectly identified as 1305, an address that to my knowledge doesn’t exist-oops!
