“REDUCED – It’s all about location for this 3 Bd (up), 2 Bath Split-level Gonzales home. Located in the heart of the Fairfield/Oak Bay neighbourhood. Inside you’ll find vaulted ceilings, 2 fireplaces, hardwood floors, skylights and much more. Loads of room downstairs for living and laundry and could easily be converted for extended family. A large garage offers plenty of space. The backyard has room to excercise your “green thumb” and the kids and the pets. It’s an easy walk to schools, parks and the waterfront. This property hasn’t been on the market in years. It’s a great family home.”
This is a desireable neighbourhood, perhaps a little bit of a busy location. View the Home feels that this house will sell for less than the asking price and probably closer to the assessed value if in fact not in the high six hundred price range. The main reasons for this are two fold; 1. the house is vacant and this is never the best way to show your home and 2. the split level style of home is less desirable to buyers and therefore the seller will have to be flexible with price.
The home is very clean, and has a great enclosed deck as well as a very private back yard.

4 beds, 2 baths, 2000+/- square feet finished, asking $569 000. Assessed at 455K. 70 days on market.
Advertised as, “LOCATION! LOCATION! 1950’s home in the Fairfield/Oak Bay area just off Oak Bay Ave. Almost 2000 sq ft of great family space, this home is on a lovely, quiet established street with lots of character homes. Offering 2 bedrooms, 1 bathroom on the main level, dining/living room with cozy wood burning fireplace, coved ceilings & hardwood floors. Down has 2 bedrooms, a ½ bathroom, family room, games room & storage. Nice deck opening out to a flat landscaped garden with mature shrubs and fruit trees. Newer roof in 2004.”
This is indeed a wonderful location (great west facing yard) but View the Home.ca feels that given the improvements required, in addition to consideration of recent comparable sales, the seller will have to be willing to entertain offers in the range of 5-10% of the current list price.

| “This California bungalow presents the best of arts and crafts style. The front garden leads you to the wide front stairs with a graceful front porch. Entering the home you will find beautiful, never-painted woodwork, stained glass with tulip motifs, leaded glass doors, a dramatic built-in buffet, unique built-in desk in the den, window seats and 9-ft. ceilings. The generous dining room and living room lend an ideal space for entertaining or just cozying up to the wood fireplace on an Autumn night. The media room is a unique acoustical design and is a great place for a home theatre. Pic-A-Flic is only two blocks away! An arts and crafts lover’s dream with room to add your own touches and fill with love.”Indeed a lovely home, with a beautiful floor plan on the main, gorgeous original finishing as well. the bathrooms are not great for a house in this price range and the lower level has a height of only 6’7″ . The exterior is exquisite and refined and it has a ton of street appeal.
Based upon recent comparables View the Home.ca feels that this home will sell for less than what is being asked at this time, and the sale price is more that likely going to be in the mid to high sevens. |

| “Townhome alternative without the strata fees! Two storey, two bedroom, two full bathroom, single family home in immaculate condition on an easy care lot. Solid oak floors throughout. Great kitchen with island. Quiet lane. Walk to Cedar Hill Rec Center, golf course or Hillside Mall. Public transportation nearby. Accessible heated crawlspace for lots of storage. PLUS a detached fully self contained studio, work space or guest accommodation with it’s own parking.” |
Quiet location for sure, privately situated, this is indeed a great alternative to a townhome and the fact that you have a separate additional accomodation that can be rented out makes it even a better opportunity. Originally listed at 540k, bringing the price down in the opinion of View the Home.ca was the right thing to do. This is a really nice little property where the space is well used and could accomodate a fair bit of entertaining as the kitchen/ living room is spacious. It doesn’t surprise us to hear that an offer was accepted on this home Oct 3rd. Check back by contacting us in a week or so to see what it sold for!

| JUST REDUCED TO $699,000. One of special features of this house is the light that streams in through the windows on all levels. From this high vantage point, enjoy the 360 degrees views of downtown Victoria, the ocean, the Olympic Mountains & Mount Baker with floor to ceiling windows in the main living areas of the house, from the master bedroom suite at the top of the house and of course, as you stand on the over 600 square feet of deck space. The layout lends itself to entertaining. Maple hardwood floors on main the level and master bedroom level. Slate heated floors in the kitchen/eating area. Open plan in-line living/dining. New roof, recent paint and nicely renovated one bedroom suite. Excellent storage. Dead end street. |
View the Home.ca feels that this represents very good value at the asking price, the views are phenomenal and the location at the top of a hill across from a park makes for a wonderful place to call home. The suite has never been lived in and looks great. The age of the home of course means that there could be some updating but only the fussiest of buyers for a re-sale home would want to make immediate changes. Any improvements made would represent a great investment as this home has a view rarely found in our city.

This 1905 character 4 bedroom home perched near the top of Vic West on a corner lot, offers a grand entry, family-size rooms, gorgeous wood stair railing and separate 2 car garage wired for 220V: ideal for mechanic or home based business & supplies. Yes, this house needs work, but at this price, what an exciting opportunity! Call today before it’s sold!” Lot is Zoned R2 with a small lot home located directly next door. Could be worth while gutting and renovating given the location. Zoning may provide some opportunity for a strata duplex but not without a variance. May be interesting to see if the city would consider 2 small lots like the one next door…1 of 10 houses available in Victoria for under $400000.00
